Real Estate & Construction

Homebuyers enquire with several developers in a week and visit whoever confirms a slot first. Every ad, brochure and microsite carries the project's RERA registration.

The problem

What makes this sector different

A homebuyer shortlisting on 99acres, MagicBricks or Housing.com enquires with several developers in the same week, and the first to confirm a site-visit slot is often the first to be visited. Under the Real Estate (Regulation and Development) Act 2016, a project that needs registration cannot be advertised or booked before it is registered, every advertisement must carry the registration number and the state authority's website, and brochure statements on carpet area, amenities and possession dates can be held against the developer later. Contractors and building material suppliers win work differently, through architects, project managers and vendor lists.

How the decision gets made. A buyer usually checks the project's page on the state RERA website, visits the site more than once and gets in-principle home loan approval before paying a booking amount. RERA caps the advance a developer can collect until a written agreement for sale is registered. On construction work, the architect or project manager recommends a contractor or supplier, and the developer's procurement head or owner signs the purchase order.

What each discipline does for real estate & construction

A project that needs RERA registration cannot be advertised until its registration number is issued, and every hoarding, reel and brochure after that has to carry it. So identity, microsite, media plan and sales system are planned from the registration date, and each stage of the campaign runs towards the completion date declared to the state authority.

Branding & Identity

Project brands that stand apart on portal listings

Projects in the same micro-market often compete with near-identical renders and amenity lists. We position each project around what is different, such as location, layout or the developer's delivery record, and carry that identity through hoardings, brochures, sample flat signage and portal listings, with the registration number, authority website and any QR code placed as the state authority requires. Contractors and material suppliers get one company identity on tender documents, site boards and vehicles.

  • Hoarding and brochure layouts carrying the RERA registration number and QR code
  • Company identity for tender documents, site boards and vehicles

Web Design & UI/UX

Microsites with floor plans, carpet areas and visit slots

Each project gets a microsite that loads quickly on mobile and shows floor plans, carpet areas as defined under RERA, amenities, a location map and walkthrough videos. Construction updates follow the quarterly progress you report to the state authority, so the microsite and the RERA project page match. Buyers pick a budget band and a site-visit slot on the form, and the record notes whether they came through a portal, ad or broker.

  • Mobile project microsite with RERA registration details
  • Construction update pages matched to quarterly RERA progress reports
  • Site-visit slot booking form with budget band and source

Digital Marketing

Media plans that start the day the RERA number is issued

Pre-launch ads and bookings are not allowed before registration, so each media plan starts from the registration date and moves to ready-to-move messaging only once the occupancy certificate is in hand. We raise spend before Gudi Padwa and Akshaya Tritiya, when many buyers prefer to book, and plan for the slowdown around Pitru Paksha. Google Ads and Meta lead forms target the workplaces and neighbourhoods your buyers come from.

  • Spend phases for launch, construction and ready-to-move stages
  • Google Ads and Meta lead campaigns by project and budget band
  • Google Business Profile for staffed site offices with visiting hours

Digital Transformation

Demand letters that match the construction stage

A stage-wise demand letter goes out before the slab it bills for is cast, and the buyer's lender holds the payment. Each unit's status, price and payment plan sits in one record, and a token places a time-limited hold. After booking, each demand letter waits until the site team marks its stage complete, and the record flags any collection above the advance RERA allows before the agreement for sale is registered.

  • Unit inventory with holds, bookings and price history
  • Allotment, agreement and stage-wise demand letter tracking
  • Channel partner records with RERA agent registration numbers

Our approach

How we work in real estate & construction

01

We route each enquiry by project and budget band to the salesperson who handles that inventory, and log the site-visit slot the buyer chooses so it is confirmed before they visit another project.

02

We build a microsite for each project with floor plans, RERA carpet areas and construction updates, showing the registration number and authority website, and a QR code where the state authority requires one.

03

We give channel partners tracked links and registration forms, record each partner's RERA agent registration number with their leads, and log every buyer against the right broker before brokerage is discussed.

04

For contractors, interior firms and building material suppliers, we build project portfolios and specification pages that architects and procurement managers can use when drawing up vendor and tender lists.

Questions

Real Estate & Construction marketing, answered

Does every ad and social post need our RERA number?
For a registered project, yes. The Act requires advertisements to show the registration number and the state authority's website, and some authorities add their own rules. MahaRERA, for example, requires a QR code linking to the project's page to appear prominently with the registration number. We build these into ad templates, brochures and microsites, and your legal adviser confirms the format for each state.
How should construction updates appear between quarterly RERA filings?
As dated entries with site photographs, each naming the stage reached, such as excavation, a numbered slab or finishing work. Nothing on the microsite goes further than the next quarterly progress report to the state authority will confirm, and the completion date shown is the one registered with the authority. When a report is filed, we check the microsite against it so both say the same thing.
How do you stop disputes with channel partners over who brought a buyer?
Each channel partner is set up in the CRM with their RERA agent registration number, a tracked link and a registration form, and every lead is time-stamped when it first arrives. If the same buyer later comes through a second broker or walks in directly, the record shows the first source. You set the rules for credit, and the system applies them the same way every time.
