A real estate project's marketing needs are heaviest at launch and during the early sales push, when awareness and absorption matter most, and can taper significantly once a majority of inventory is sold and later sales rely more on referral and word of mouth.
Given the high value of even a single unit sale, a substantial marketing budget during the launch phase is easily justified if it produces the sales velocity needed to meet the developer's own financing and construction timeline commitments.
A flat marketing budget across a project's whole lifecycle usually overspends late and underspends at the launch phase when it matters most.
In a slower sales market, budget may need to increase, and messaging adjust toward addressing buyer hesitation more directly, rather than assuming the same spend that worked in a stronger market will produce the same absorption rate.
Weight spend heavily toward the launch and early sales phase of a project, tapering as inventory sells — a flat budget across the full project timeline misallocates spend.
